Every genuine DDJAY colony has a licence issued by the Department of Town and Country Planning. Ask for it in writing and verify it on the DTCP portal.

Your plot number must appear on the approved layout, not just on a marketing brochure.

A registry-ready plot can be transferred into your name immediately. If registry is 'coming soon', ask exactly what is pending.
Check the developer's delivery record
Internal roads, sewerage, water and street lighting are the developer's obligation. Visit a delivered phase before you book.
